Homeowners frequently call us feeling that it is time to have their roof replaced. They feel this way either because they have had leaks, the roof is old and appears in bad condition or a contractor has told them they have no choice. Upon visiting these homeowners we find out that the roof can be restored for far less money than it would take to replace it.

Commonly, leaks occur around protrusions, vents, ridges and valleys. The protrusions, for the most part, are the pipes that stick up through the roof to provide ventilation from bathrooms, vent hoods as well as heaters and hot water tanks. If the base of these pipes are not sealed with a ‘boot’ of some type they will leak. The vents on a typical roof are generally flat, square box-like units that permit air to be released from the attic. These can leak if staples were used to install them and the staples lift over time and permit water to enter under the base plate. Improper initial installation can also cause leaks around the base. Ridges (where two roof slopes come together in an upward direction) are covered with ridge shingles that are intended to keep water out. Should they become dislodged, by wind, leaks will occur. Valleys (where two roof slopes come together in an downward direction) can leak if the seals underneath are breached by wind or heat from the sun.

Just because a roof appears old does not mean that it must be replaced. Typical things that make it appear to many that the roof needs replacing are: algae, missing, blistering or curled shingles and granular loss. Many times all that is required is a full Diagnostic Evaluation, offered by Tornado Alley Roofing, throughout the attic and on the roof to identify any problems or potential problems. Most often the ‘Field’ (Main portion) of the roof is still functioning as it should and may require only to be resealed in a few areas. After the Evaluation is completed, the results are often good news to the homeowner when they are told that only a restoration is in order in lieu of a full replacement.
