Arlington Texas Property Managers are asked every day about the process of renting a home.  Although policies and proceedures can vary, this simple outline can give you an idea of what to expect.

Want to Know the Timeline for Renting a Home? 

Here is a typical timeframe for renting.  Remember, this is the standard for Red Phone Real Estate properties.  Other Managers may have a different system or outline.  

1.  We help you find the home you would like to rent.  You can visit our website to search, fill out applications, learn about credit, buy or sell your home. www.redphonerealestate.com

2.  You fill out the application found in our website. (see renter tab)

 3.  Our fee is 35.00 per adult, 2 fees for married couples, each individual over 18 must complete an application.

 4.  The deposit is required as well if you would like us to take the home off the market while we verify or approve  your paperwork.  (see “deposits” ).

 5.  Within 48 hours we run the background checks.  Verifying your information can take an additional 48 hours.  We do our very best to see that this time is as short as possible, and much of our work depends on the information in your application being complete and correct.

 6.  You are notified by phone of your acceptance or non-approval.

 7.  If approved, we set a move in date not more than 10 days from our call.

 8.  If your first month is partial, you will pay the first month in full, and the second month is prorated.  You are charged daily rates from the day you get the keys.

(monthly rate x 12 divided by 365 = daily rate).

9.  Upon move in, you are given a condition report to fill out and return.  This report allows you to note any damages that are pre-existing so you will not be held liable for them.  This paperwork is due 7 days after move in.  We prefer you call and we walk through your list with you.

 10.  Your payments are due no later than the 3rd calendar day of each month.Late payments begin on the 4th day.  Please see lease for specifics.
