  1. Get a professional tune-up performed on your a/c unit.  Approximate cost is $75-$100 and includes cleaning the coil on your outdoor unit.  If done properly the cost spent will be recovered in reduced operating costs and it will extend the life of your unit.
  2. Clean Air Filters-The most overlooked item and critical to keep you’re a/c unit properly operating.  If you use 1” standard filters, change them every 30 days in the summer, if you use 1” pleated change every 60 days, 4”-5” inch pleated filters should be changed every 6-12 months.
  3. Proper Attic Ventilation-Many homes attics are way too hot!  Be sure your attic has enough air intake from the vents under your eaves or gables (be sure they are actually open and free of debris).  To exhaust the hot air from your attic, I prefer continuous ridge vents.  Other options includes power ventilators and wind turbines.
  4. Proper Attic insulation-Many homes had a proper amount of insulation when the home was built, but over time the insulation has settled.  As energy costs rise, so has the recommended R-value for attic insulation.  I recommend a minimum value of R-30, and highly recommend you consider R-38.
  5. Reduce Duct Leakage-Most homes in the DFW Metroplex have some or all of their ducts located in the attic.  Only in last few years have new home construction standards required duct system to be sealed with a long term mastic sealer.  Prior to these requirements, duct tape was used.  My motto is use duct tape for anything but sealing ducts.  The glue used with duct tape loses it’s adhesive properties after a few years exposed to hot and humid attics.  In many cases duct systems can leak 20%-30% of the air from your system.
